The Dwel Roadmap: From Concept to Construction

Getting a project from a concept to a construction site can feel like a maze, especially with the complexities of UK planning policy. At Dwel Architecture, we believe the best results come from a structured, transparent process.

We’ve refined a roadmap that takes the stress out of the journey, ensuring that by the time your builders arrive, every detail has been considered, every permission secured, and every risk mitigated.

Step 1: The Initial Site Consultation

Every great project begins on-site. We meet with you to walk the grounds, understand your lifestyle requirements, and identify the unique constraints of your property.

  • The Goal: To establish a clear brief and assess the initial feasibility of your ideas against local planning constraints (such as Green Belt or Heritage status).

Step 2: Concept Design & Feasibility

Based on our consultation, we produce initial sketches and floor plans. This is the “dreaming” phase where we explore layouts, light, and flow.

  • The Goal: To arrive at a design that excites you while remaining realistic in terms of budget and planning policy.

Step 3: Pre-Application Advice (Optional but Recommended)

Step 4: Detailed Design & Planning Submission

Step 5: The Planning Decision Period

In the UK, this usually takes 8 to 12 weeks. We act as your agent, monitoring the application’s progress and liaising with planning officers to address any questions or minor amendments they might request.

Step 6: Technical Design & Building Regulations

Planning permission covers what the building looks like; Building Regulations cover how it is built. We produce the technical “construction pack,” which includes details on insulation, structural integrity, fire safety, and drainage.

  • The Goal: To ensure your project is safe, energy-efficient, and legally compliant.

Step 7: Tender & Contractor Selection

With the technical drawings in hand, you can now get accurate “apples-for-apples” quotes from builders. We can help you review these tenders to ensure the pricing is realistic and the scope of work is fully covered.

  • The Goal: Finding the right team to bring the drawings to life.

Step 8: The Builders Arrive

The final step in our roadmap is the transition from paper to the ground. Because we’ve handled the technical and planning hurdles in advance, your builders can start work with a clear set of instructions and no legal “nasty surprises.”
